This suburb was built largely on the former Rosebery Racecourse and Botany Swamps, and that history splits it roughly in two.

North of Grafton Street sits mostly medium-to-high density flats, including three large public housing estates from the 1960s-70s redevelopment. South of that line, single-storey brick houses take over, and along Evans Avenue newer Crown Group apartment towers have gone up as part of the area's renewal.

Each type has its own weak point. The mid-century flats and estates commonly run original or aged hot water systems overdue for replacement, while the older houses south of Grafton Street typically still have vitrified clay sewer lines that crack and misalign as the ground settles.

Add a shallow water table across the old swamp footprint, and you get drainage that struggles even before a pipe actually fails. Salt-laden air off Botany Bay reaches this low-lying pocket too. Outdoor taps and fittings on the older brick homes take the brunt of it, corroding faster than they would further inland, which is one more reason ageing pipework here fails without much warning.

Grafton Street's two very different sides mean two different mindsets on arrival: an estate unit needs different questions to a single-storey house south of the line. Years of jobs across both halves mean we check rather than assume, and generally know what we're walking into before we knock.
